What is the EWS 1 Form?

The EWS1 Form (External Wall System Form) is an important document used to confirm the fire safety and structural integrity of the external wall system on multi-storey residential buildings. It was introduced to provide clarity for homeowners, buyers, lenders, and managing agents following concerns about cladding safety and fire risk.

An EWS1 assessment is carried out by a qualified fire safety professional to evaluate the materials and design of a building’s external walls. The completed form provides official assurance that the fire risk has been properly assessed and that any necessary remediation work has been identified or completed.

By offering clear, professional verification, the EWS1 Form helps improve confidence in building safety, supports mortgage lending, and ensures compliance with the UK’s wider commitment to enhancing fire safety standards.

Our Comprehensive EWS1 Assessment Process

1. Initial Façade Inspection and Review (FRAEW)
We begin with a detailed façade inspection to identify any potential fire risks within the external wall systems. This stage provides a clear, evidence-based understanding of your building’s current fire safety position.

2. PAS 9980 Appraisal
Following the initial review, we can undertake a full PAS 9980 appraisal to assess the fire safety performance of the external wall system in line with the latest industry standards and regulatory guidance. This ensures a robust, compliant, and transparent evaluation.

3. EWS1 Form Completion and Certification
Our team manages the accurate completion and formal sign-off of the EWS1 form, helping clients navigate the complexities of the process with confidence and ease.

4. Trusted Professional Expertise
All assessments are carried out by Chartered Fire Engineers who are full members of the Institution of Fire Engineers and registered with the Engineering Council. Their professional credentials and technical expertise ensure every assessment is undertaken to the highest standard, providing assurance in both process and outcome.

FRAEW – Fire Risk Assessment for External Walls

A Fire Risk Assessment for External Walls (FRAEW) is a critical process for evaluating the fire safety of external wall systems in buildings. In light of heightened scrutiny around building safety, a robust FRAEW is essential to identify potential fire risks associated with external wall construction, materials, and design.

Our FRAEW – PAS 9980 Review Process

At Wrightwood Consulting, we follow a rigorous, structured approach to ensure the highest standards of safety and compliance. Every FRAEW undergoes a three-stage review and sign-off process, led qualified chartered building engineers and registered fire engineers:

  1. Initial Assessment – A detailed review of the building’s external wall system, including construction materials, design specifications, and existing fire safety measures.

  2. Comprehensive Evaluation – In-depth analysis of wall assembly performance against fire safety standards, identification of vulnerabilities, and tailored recommendations for remediation or risk reduction.

  3. Three-Stage Sign-Off – To guarantee accuracy and integrity:

    • Chartered Building Engineers assess structural integrity and compliance.

    • Registered Fire Engineers review fire safety measures against standards.

    • Final Verification ensures all findings and recommendations are thoroughly checked and documented before sign-off

Why it Matters

A FRAEW report not only assesses the potential for fire spread but also evaluates the broader life-safety risks for occupants, considering the construction of the external wall system and the collective mitigation measures in place across the building.
